by Design, the parti and conception of this scheme is derived from the typology of traditional communal clan settlements. The raison d’être for placing communal living as the central idea lies in the target market groups for this project being predominantly young working adults and college students - upwardly mobile people who savour social interaction. In promoting this, single loaded corridors circulating around a 9-storey atrium with strategically anchored wide open staircases establish the basic formal framework that encourages the flow of people, between coming and going home, interfacing with common or communal spaces, nodes or facilities. Each of the 2 blocks - organised in a stacked circuit of corridors serving its small apartment units surrounding the atrium - are interlinked by a linear block on-stilt (over the entrance), bridging in-between and coupled with the central courtyard garden with a swimming pool that is defined on the 4th side by a single-storey communal hall. Orientation is enhanced as the blocks are not 4-sided rectangle on plan - vaguely in the shape of human ear - for each side having different proportion, while the articulation of form changes as it rises. Landscaping, such as vertical greenery and exposed rainwater harvesting system, are designed as showcases in the communal domains.
